At FJ Estates we will help you to fill out all relevant applications and if required housing benefit forms. We aim to offer a welcoming service to tenants matching them a good quality house throughout the North East of England.

 

F J Estates have an application process, we require the following information depending on a tenants circumstances:

 

  • Current Landlord Reference
  • Employers Reference
  • Proof of Address History
  • Proof of Earnings
  • Proof of Identification
  • Guarantor (if required)

 

Holding Fee.

To take a property off the market you are required to pay a weeks rent as a Holding Fee (One Months Rent x 12 Months of the Year. Then divided this by 52 Weeks of the Year)

One you have paid the holding deposit, the tenancy is taken to be agreed subject to referencing. FJ Estates will not proceed with other tenants and will not accept any other holding deposits.

Once the Holding Deposit is placed, referencing will begin upon completed reference checks your holding fee will be paid towards your Deposit/Bond.

A holding deposit can be retained by FJ Estates if the tenant:

  • Provides false or misleading information;
  • Fails a right to rent check;
  • Withdraws from the property
  • Fails to take all reasonable steps to enter into a tenancy agreement.

Before the property becomes occupied the tenant must pay:

  • One months rent in advance
  • The Months Rent as a Deposit/Bond (Your Holding Fee will contribute towards this)

Charges payable Throughout your Tenancy

The only payments you can charge in connection with a tenancy are:

a) the rent

b) a refundable tenancy deposit capped at no more than five weeks’ rent where the annual rent is less than £50,000

c) a refundable holding deposit (to reserve a property) capped at no more than one week’s rent. This will be paid towards your deposit on signing your tenancy agreement.

d) payments to change the tenancy when requested by the tenant, capped at £50.

e) payments associated with early termination of the tenancy, when requested by the tenant. The landlord may ask that you pay a fee of £295.00+VAT

f) payments in respect of utilities, communication services, TV licence and council tax; and

g) A default fee for late payment of rent. You may be asked to pay interest thereon at 4% above the annual base rate for the time being of Barclays Bank Plc subject to a Minimum charge of £20+VAT

g) Replacement of a lost key/security device - £10+VAT per key
